Recording what is observed without deciding the outcome

Dock Inventories provides dated property records that can be considered by landlords, tenants, managing agents, developers and other relevant parties.

Where relevant, Dock may express an opinion on fair wear and tear, apparent responsibility or possible liability based on the visible evidence and information available at the time. Any such opinion is not legally binding and does not determine deposit deductions, repair responsibility, the technical cause of a defect or the outcome of any dispute or adjudication.

INDEPENDENT PROPERTY REPORTING

Clear observations within the agreed scope

Each report records matters relevant to the instructed service and reasonably visible or accessible during the appointment. Where specialist investigation is required, the appropriate qualified contractor, surveyor or professional should be instructed separately.

A Dock report provides evidence for consideration. It does not guarantee the outcome of a dispute, claim, repair decision or adjudication.

HOW WE WORK

A clear process from instruction to delivery

Our process is designed to keep the service scope, appointment arrangements and report delivery clear from the outset.

Instruction reviewed

We review the requested service, property details, preferred appointment and any specific reporting requirements.

Clerk assigned and access confirmed

Once availability has been checked, a suitable clerk is assigned to the instruction. The appointment time, access method, key arrangements, tenant attendance and relevant property contact details are then confirmed before attendance.

Inspection completed

The clerk attends the property and records the observations relevant to the instructed service, supported by photographs where appropriate.

Report reviewed and delivered

The completed report is internally reviewed for clarity, consistency and completeness before being issued electronically to the agreed recipient.
