Why a detailed check-in inventory matters

A check-in inventory is the tenancy’s starting point. If there’s later a disagreement about cleaning, damage, missing items, or the general standard of the property, this is the document that helps keep everything factual. It records what was present, what condition it was in, and any issues that existed before move-in.

We work in a consistent format, room by room, and write in plain English. Instead of vague phrases, we describe what we can actually see: decorative condition, cleanliness level, visible marks, scuffs, chips, staining, and any notable defects. Where something is important, it’s supported by a photo that’s easy to match to the written note.

How long does a check-in appointment take?
It depends on property size and whether it’s furnished. Smaller flats are often quicker, while larger homes and furnished properties take longer due to the level of detail and photography.
Does the tenant need to be present?
Not always. We can complete the report with arranged access. Having the tenant present can help confirm keys issued and meter locations, but it’s not essential.
Do you include meter readings?
Yes, where meters are accessible at the time. If they’re not accessible, we record that clearly in the report.
What if something can’t be inspected?
We note any rooms, cupboards, or areas that could not be accessed and record the reason where known.
Will this help with deposit negotiations?
A clear, well-photographed inventory helps because it creates a reliable baseline. Any outcome still depends on the facts at the end of the tenancy and supporting paperwork, but this report is designed to reduce ambiguity.
