If there’s later a disagreement about cleaning, damage, missing items, or the general standard of the property, this is the document that helps keep everything factual. It records what was present, what condition it was in, and any issues that existed before move-in.
We work in a consistent format, room by room, and write in plain English. Instead of vague phrases, we describe what we can actually see: decorative condition, cleanliness level, visible marks, scuffs, chips, staining, and any notable defects. Where something is important, it’s supported by a photo that’s easy to match to the written note.
The aim is a fair baseline. We don’t “lean” toward landlord or tenant. We report what we observe so the inventory can be relied on later without arguments about interpretation.
What an inventory & check-in report includes
